Happy New Year! We hope you enjoyed your holidays and wish you all a happy, healthy and prosperous 2025. The start of the year means we have several HOA items to attend to, and also a new annual plan to propose:
Officer Elections: It is time to hold elections again. I would like to retire from the President position so anyone willing to volunteer, please send your name in. Gian is willing to continue to be Treasurer, but if someone wants to also put their name in, please do so. We will need your names by Feb 15th so that we may than send out ballots. HOA Financials: Our financials are in good order. Our expenses were minimal with no major projects performed in 2024.
The Balance Sheet and Expense by Category are located in our secure document area on PayHOA: http://www.payhoa.com/ Annual HOA Meeting: For the annual meeting this year, we are going to experiment with an online video meeting on February 8th. By moving to a video meeting, we hope to achieve two goals: o Provide greater flexibility for attending the meeting o Provide greater accessibility for our out of state lot owners to attend Annual HOA Dues: The resolution we passed in 2023 now adjusts annual dues for inflation annually. To adjust for inflation in 2024, annual dues will increase based on the inflation calculator at the Bureau of Labor Statistics located here: https://www.bls.gov/data/inflation_calculator.htm
Proposed Focus Areas for 2025 Reckless and Aggressive Driving: There have been a few incidents of reckless and aggressive driving over this last year. This included driving at a high rate of speed, driving in the middle or wrong side of the road, passing too close to people and pets, menacing by tailgating, flashing headlights, and passing other vehicles aggressively. We can have discussions this year about what we can do to make our road safer for both pets and people before something tragic occurs. Ongoing Road Repairs: As you know, the recent road repairs in 2023 only addressed the worst areas of the road. As our road continues to degrade, we essentially have two options:
Road Berm Maintenance: It has been several years since we refurbished the road berms and added gravel – other than at the entrance to the road. We will begin discussions to explore our options for refurbishing the road berms to improve the overall appearance of the road until we have sufficient funds to replace the road. Aging Big Woods Sign: The Big Woods sign at the entrance to our road is starting to show it’s age. We will be asking for volunteers to explore options (i.e., renovate the sign, replace the sign, etc.) so we can bring the top solutions to vote this year. Excessive Dog Waste Along the Road: The amount of dog waste being left along the road is becoming excessive. We are asking all dog owners to please use a poop bag of some type to clean up after your dog. Thank you in advance. Trash and Recycling Cans: Per the HOA covenants, all cans must be removed from the curve the day after scheduled collection, and should not be visible from the street unless shielded by a fence or fencing compatible with surrounding structures.
